Year-round outdoor recreation

In summer, the Keystone bike park opens with lift-served mountain biking trails. Hiking paths connect the resort to the White River National Forest. The Snake River runs through the valley with beaver ponds, wetlands, and a paved bike path that stretches toward Frisco. Keystone Lake and Lakeside Village

What Are the Neighborhoods in Keystone, CO?

Keystone is made up of seven main neighborhoods. Each has a different feel, a different location within the resort, and different property types. Here is what you need to know about each one:

River Run Village

River Run Village is the main ski hub of Keystone. The River Run Gondola is here. The shops, restaurants, and most of the resort's social activity happen here. River Run Village has the largest concentration of condos, townhomes, and luxury properties in Keystone.

Properties here range from older 1990s condo buildings like Buffalo Lodge and the Dakota Condos and Silver Mill Condominiums to newer luxury developments like Kindred Residences and Alcove.

East Keystone

East Keystone has a quieter, more residential feel than River Run Village. This part of Keystone has a history tied to silver mining. Today it is known for its serene forest setting and some of the most private and spacious properties in the resort.

Mountain House

Mountain House was Keystone's original ski base area before River Run Village was developed. It sits on the quieter western side of the resort and still has direct ski access via the Peru Express Lift. Properties here are mostly condos and townhomes at more accessible price points than River Run Village. Slopeside sits 50 yards from the Peru Express Chairlift. Lakeside Village

Lakeside Village is built around the five-acre Keystone Lake. Shops, restaurants, the Keystone Lodge and Spa, and a full calendar of waterside events define the character of this neighborhood. In winter the lake freezes into one of the largest Zamboni-maintained outdoor ice rinks in North America. In summer it is the most social and active spot in the resort.

Condos and townhomes at Lakeside Village, Keystone, overlook the lake directly or sit within easy walking distance of the water and the village amenities. Brightwood at Keystone, Clearwater Lofts, Lakeside Condo, Plaza Condo, and Seasons at Keystone are among the communities in Lakeside Village. North Keystone

North Keystone is the most secluded part of the Keystone resort. It sits along the Tenderfoot Mountain Ridge, surrounded by mountain ranges on multiple sides. The views from this part of the resort are some of the broadest and most dramatic in all of Keystone.

Properties here include a mix of homes, townhomes, and condos in a quiet setting. Tenderfoot Lodge sits along the Snake River with a paved bike path outside. Frostfire Condo gives buyers a peaceful mountain setting with the Snake River close by.

West Keystone

West Keystone is the golf course side of the resort. The River Course at Keystone winds through this area following the Snake River and the lodgepole pine forest. Properties here sit along the fairways or within easy access of both championship courses and the Nordic Center.

Can You Rent Out a Keystone Property Short Term?

Yes, you can rent out a Keystone property for short-term rental. And Keystone's year-round appeal makes short-term rental income more consistent here than at purely ski-focused resorts. In winter, skiers and snowboarders fill the resort from November through April.

In summer, golfers come for week-long stays on the two championship courses. Fall brings hikers and wildlife enthusiasts to the Snake River corridor. Spring brings fly fishers and early-season outdoor lovers.

The Town of Keystone currently places no cap on the number of short-term rental licenses. Before the town began administering its own STR program on September 30, 2024, properties within town limits fell within Summit County's Resort Overlay Zone. There is no cap on short-term rental licenses. You apply at keystoneco.gov/short-term-rentals, pay $285 per year, and include your license number in every rental ad you run on Airbnb, VRBO, or any other platform.

Before you finalize any purchase with rental income in mind, check two things. First, confirm the property is inside Keystone town limits. Use the Summit County GIS parcel query tool to verify jurisdiction.

Second, read the HOA documents for your specific building or community. Some HOAs in Keystone restrict or limit short-term rentals regardless of the town license. The town license covers your obligation to the government. It does not override your HOA.

What Should You Know Before Buying in Keystone, CO?

  • Understand the different neighborhoods: Each of Keystone's seven neighborhoods has a different feel and a different set of trade-offs. River Run Village gives you the most central location and the most activity around you. East Keystone gives you privacy and space, but you are further from the gondola. North Keystone gives you dramatic views but requires a shuttle to the lifts. Know which trade-offs matter to you before you start looking.

  • Know how you plan to use the property: Are you buying primarily for personal use? For rental income? For both? Your answer changes which neighborhood, which property type, and which specific features to prioritize. A family ski retreat and an investment condo are very different purchases even if they are in the same price range.

  • Check the HOA thoroughly: Every condo and townhome community in Keystone has an HOA. The monthly fees, what they cover, the reserve fund health, and the rental rules all vary significantly from building to building. Read the HOA documents for any property you are seriously considering before you make an offer.

  • Verify which town the property is in: Not every address that says Keystone is inside the Town of Keystone. Some properties sit in unincorporated Summit County.   • Factor in the total cost of ownership: Beyond the purchase price, budget for HOA fees, property taxes, the $285 STR license, the 2 percent Keystone lodging tax on rental income, property management fees if you use a manager, insurance, and ongoing maintenance. How Do You Find Out What Properties Are Selling For in Keystone?

Keystone is not one market. It is many markets sitting next to each other. A studio condo at Mountain House and a six-bedroom estate along the Snake River are both Keystone real estate.

But what drives value in each is completely different. Gondola proximity, water features, ski access type, golf course position, building age, and finish quality all affect pricing in ways that differ by neighborhood and property type.

This makes Keystone harder to self-research than a simpler single-neighborhood market. Looking at the average price per square foot for all of Keystone tells you very little. You need to know what a ski-in/ski-out condo in River Run Village actually sells for compared to a similar-sized unit without slope access. You need to know what the price difference between a lake-view unit and a non-view unit in Lakeside Village looks like—real numbers.
