The Summit County Builders Association is pleased to welcome you to the 17th annual Summit County Parade of Homes. While the dif?cult economy has created challenges across the globe, our mountain region continues to stand strong and move forward. This year’s Parade features a wide variety of housing options, including multi-family dwellings, remodels, net-zeroenergy homes, budget-conscious construction and yes, some over-the-top residences as well.
All proceeds from the Parade’s ticket sales bene?t The Summit Foundation, a community organization that provides ongoing support to local organizations, nonpro?ts and programs. Each ticket sale enables the organization to continue its support of vital community endeavors, and we appreciate your contributions to this great community supporter.
Tickets for this year’s event will be sold at the City Markets in Breckenridge and Dillon, and tickets may be traded in for wrist bands at any of the homes on the tour.
We owe a very special thanks to our sponsors, including our Diamond Sponsor, Breckenridge Building Center. Corporate sponsors include Bank of the West, Cutting Edge Woodworking, SolarGlass Windows & Doors and Summit Association of Realtors. Their generosity goes a long way toward making this event possible.
Finally, a sincere thank you goes out to all the Parade Committee members whose time, effort and ideas have made this a great event. We hope you enjoy this year’s Parade of Homes!

COLOR TRENDS
Tomorrow’s Hot Colors Are Inspired By the Themes of “Protection” and “Preservation”
WHEN IT COMES TO EMERGING DESIGN TRENDS FOR 2012,
experts say the themes of “preservation” and “protection” will be key. Colors and textures will re?ect the evolution and transformation we’re experiencing during these changing times.
Top designers from Benjamin Moore have traveled the globe to discover these new concepts, which are based on merging the past with the present. These themes will come to life in the textures and patterns of homespun fabrics, plaids, ?orals, native stripes, toiles, paisleys, embroidery and denims. Key colors include khaki, taupe, camel, sand and stone. Wood-bark browns, earthy reds, and golden and sunny yellows will add a lacquered shine to matte ?nishes.
Indigos and true-blue denims will be employed to evoke everything from luxury to a casual appeal, and greens will see a resurgence, too. Look for digital reds and organic oranges used to complement grayscale combinations.
The theme of “protection” will play out in bold décor choices. Spikes, abstract paintings, metal, multi-patterns, wire cages and feathers will illustrate our need for comfort, safety and security. Representative colors will include:
*
Colored tints, from silvery grays to dark moody slates.
*
Military-greens, safari khakis and naturals, all representative of our need for camou?age.
*
Metallic golds, silvers and pewters.
*
Fuchsia. Look for contrasts of purple and black.
*
Vintage pinks married with chocolate browns.
*
Mysterious purple, used to masquerade and conceal.
*
Mauve—yes, mauve—is taking a stand.

BUILDING YOUR OWN HOME CAN BE ONE OF THE MOST REWARDING EXPERIENCES OF YOUR LIFE. But it can also be one of the most stressful if your expectations are not in line with the scope of your project. Finding the right contractor to manage your project is the key to success. Here are some tips for making the home-building process run smoothly, according to your schedule and budget.
Educate yourself so that your expectations are in sync with the reality of building a custom home. Cost per square foot is a good starting point, but does not take into account differences in the quality of work available among builders. If you receive multiple bids on your project, be sure they’re based on identical speci?cations and material quality.
Choose a builder early in the process so your quali?ed contractor can visit your proposed building site prior to purchasing land if possible. The builder should be able to give you advice on suitable siting of the house on the property, possible soil or access issues, what style of home is well suited to the lot and more.
Prior to closing on a lot, visit the local building department to ensure the local covenants, codes and regulations will allow for the home you envision. Have an engineered survey and soil test done to be sure you understand your setbacks, property lines and the topography of your lot.
Choose a builder you feel compatible with. Building a home can take a year or longer, and it is a highly personal and emotional experience. Be sure you feel comfortable with your builder, and that he or she communicates well and is a good personality ?t for you.
Ask for references and tour examples of completed homes. Call previous clients and ask questions about their overall satisfaction. Base your decision on the builder’s competence, reputation, professionalism, communication skills, warranty coverage and experience.
Building a home is not a do-it-yourself project. A quali?ed, licensed general contractor can actually save you money by offering a faster build time, negotiated rates with preferred and time-tested subcontractors, and preferred pricing with suppliers. Working with a licensed general contractor will also signi?cantly reduce the opportunity for costly mistakes. Your builder will have relationships with local building inspectors and code enforcers, and ensure your project follows the most recent codes and regulations, which are constantly changing.
Find your ? nancing early to learn what you qualify for. If a professional builder is on board, construction ?nancing will be easier to obtain. Having an adequate line-item budget for the house is critical during the planning and design phase, which is a good time to make changes. Your builder should be able to give you advice on areas where your home’s design, complexity, ?nishes and size can affect your budget. Your appraiser and ?nancer will require this budget.
Be prepared to get involved! Building a custom home requires a substantial amount of time and involves making many decisions. Changes during the building process are inevitable. If you communicate with your builder, you’ll understand how speci?c changes affect other areas of your home and budget.
Don’t let stress get the better of you. As with any big decision, there will be ups and downs during the process. Keep your focus on how much you will enjoy the one-of-a-kind creation at the end of the project.
Brian L. Wray has been building custom homes in Colorado for more than 30 years. He has served on the SCBA Board of Directors, Silverthorne Planning Commission, and as a commissioner for the Summit County Board of Adjustments. He can be reached at 970.468.8683 or brian@mlhoc.com.

03 CONTRACTOR RJB DEVELOPMENT, INC.
DESCRIPTION
Melding sustainability and accessibility, this rustic home with a contemporary twist occupies a one-acre lot, and is surrounded by a wild?ower and aspen meadow, wetlands, mountain views and a panorama of the 18th fairway at The Raven golf course. Designed in collaboration with award-winning architect Darrick Wade, and built by 2010 Builder of the Year RJB Development, the home was created as a nurturing sanctuary, where friendships, artistic talents and growing things can thrive.
Built for accessibility, the main living space occupies one level; the great room also features an adjacent solarium, complete with skylights and a tile ?oor with drainage for easy clean up. Obscured glass and a wood-carved columbine adorn the front door. Alder ?nishes, hickory ?ooring and porcelain tile enhance the indoor space. An elevator accesses the upper and lower levels; a private guest suite occupies the downstairs, while the loft area is a bright, sunny project room and art studio. Large windows and French doors brighten the room, where the owner plans to create a community gathering place for her artist friends. The custom kitchen features verde ?re granite counters and a distinctive island and pantry.
Sited to maximize sun exposure in winter and minimize summertime sun, the home’s 7.2kW photovoltaic solar system provides electricity, while the thermal system accents heating, hot water and snowmelt. During construction, the team was diligent in recycling every possible piece of scrap wood and cardboard. Beetle-kill pine and cedar with rusty steel accents wrap the outside of the structure, and a massive stepped-tier retaining wall wraps around the home. A steel cube garden bunker is buried into the wall, and solar power heats the garden tiers, extending the growing season.
During the Parade of Homes, a micro-art show of children’s work will be displayed in the loft studio.

04 INTERIOR DESIGNER DESIGN ONE INTERIORS
DESCRIPTION
The owners of this former spec home were so thrilled with the design by builder Liam Cassidy of Cassidy Homes and interior designer Beverly Voss of Design One Interiors that they entrusted the two to work together to create an addition from the ground up to match the existing home. The pair collaborated from the project’s inception, along with the architect and engineer, to design spaces that re?ect the original roo?ines of the home’s exterior—and the homeowners’ personalities. The owners decided on a 3,742-square-foot ?nished addition to accommodate family and guests, with unique ?nishes and materials that emphasize the mountain environment. StraitLine Framing Company framed the entire home and hung the decorative hand-hewn beams that now adorn the unique ceilings of the new entry, library, of?ce, rotunda and game room. Paul Austin of Wood Right Carpentry utilized beetle-kill pine for the tongue-and-groove panels and built-ins featured in various rooms. Eco-friendly ?nishes, reclaimed wood products and water-ef?cient ?xtures are also featured in the addition. Mike Orlowski from Alpine Vista installed extensive LED accent lighting and upgraded the entire home to include a fully integrated Lutron lighting system, along with Control 4’s whole-home audio/visual system.
The new seven-bedroom, 10-bathroom home features Murphy beds concealed behind hand-carved cabinetry, under-lit natural stone slab accent ?ooring, a three-sided custom stone ?replace separating the kitchen and living areas, custom artwork installations throughout the home, and a luxurious steam shower bathroom. The interior designer’s bond with the homeowners and her understanding of their desires for the addition allowed her to create a seamless blend of old and new spaces.

05 CONTRACTOR LONGS ROAD RANCH & CONSTRUCTION CO., LLC
DESCRIPTION
Situated 11 miles north of Silverthorne, this property is perfect for anyone who loves horses and entertaining lots of friends. The 40-acre lot includes four buildings: The main house is a 6,800-square-foot custom timberframe home by Woodhouse. The guest and caretaker residence is a 5,500-square-foot COR-TEN steel structure with unique steel architectural accents and amazing views of the Gore Range. The 3,600-square-foot classic 10-stall barn, also featuring COR-TEN steel siding, has automatic horse waterers and individual horse runs that lead to six fenced pastures, making pasture rotation a breeze. A 1,700-square-foot greenhouse and shop building allows plants and ?owers to grow year-round, and gives the hobbyist plenty of space to work on cars, store a tractor or even a custom car collection. The combined footprint of all four buildings is 17,600 square feet.
The main house, the intended dream home of a builder and his wife, an interior designer, was ?nished in 2001 and has received $300,000 in energy-related upgrades over the past 18 months. A freestanding 20kW photovoltaic ?eld consisting of 84 photovoltaic panels, each measuring four feet by four feet, produces almost enough energy to light, heat and cool both residences using state-of-the-art LG mini-ductless heat pumps. Because the builder and his wife are passionate art collectors, the main home features a large art gallery; museum-quality lighting systems are featured throughout both residences.

06 CONTRACTOR JEREMIAH JOHNSON LOG HOMES, LLC
DESCRIPTION
This exquisite three-bedroom, three-and-a-half bath log home may be 3,015 square feet, but it has the feel of a much larger home — without the expense. The functional ?oor plan features a main-level master suite that ?ows into a large, open great room/kitchen area. Custom features, including the company’s signature “First Impression” entryway, oversized steam shower, ?oorto-ceiling dry-stacked-stone ?replace, custom carvings and stump pedestal sinks, create a rustic yet re?ned elegance. The home’s interior ?nishes include a variety of reclaimed products, such as wavy-edged baseboards and door casings. Wavy-edged fascia and reclaimed siding were also used on the home’s exterior.
This majestic home was constructed in a full-scribe Swedish cope style from standing-dead, beetle-kill lodgepole pine logs with an average diameter of 14 inches. Specialty products for the home were manufactured at the company’s mill site in Dumont, Colorado. Much of the beetle-kill timber was harvested in Summit County.
Jeremiah Johnson’s log work features cutting-edge log-insulating details that maximize energy ef?ciency while preventing air in?ltration.
Additional energy-saving features include an insulated concrete form foundation (ICF), a structurally insulated panel roof system (SIPS), low-E Thermopane windows, and a 95% ef?cient in-?oor radiant heat system. All of these standard features, as well as the high thermal mass created by the superior log walls, result in greatly reduced energy bills, a savings that can’t be achieved with most conventional construction methods.

SUSTAINABLITY AND GREEN BUILDING TRENDS
BY: MELINDA FLEMING, COLORADO BUILDING COMPANY, BRECKENRIDGE
SUMMIT COUNTY’S NATURAL BEAUTY PROVIDES SUCH AN INCREDIBLE BACKDROP FOR THIS YEAR’S PARADE OF HOMES. This beauty compels many homeowners to consider their impact on the earth when designing and building, and as a result, the Parade of Homes showcases more sustainable and green-building practices each year. Here are just a few ways that homeowners, architects and builders can achieve a more sustainable home:
1. A SUSTAINABLE SITE -Choose a site that makes sense. Some building sites are inherently better for building sustainably than others. Consider
orientation, exposure, topography and accessibility. For example, choose a southern exposure in a cooler environment, and opt for an accessible lot to minimize resources expended on infrastructure. Don’t ?ght the topography, embrace it.
1. ENERGY EFFICIENCY – Invest in energy upgrades. Insulation is a great way to make a home energy ef?cient, keeping it warmer in the winter and cooler in the summer. Select ENERGY STAR-rated appliances, electronics, lighting, windows and other items.
2. RENEWABLE ENERGY – Install photovoltaic, solar thermal and geothermal systems, and use wind power to produce renewable energy to offset your energy consumption and reduce your carbon footprint.
3. MATERIALS – Selecting reclaimed and recycled materials or long-lasting materials and methods such as engineered lumber and timber-frame construction will contribute to the sustainability of the home.
4. Choose a builder familiar with sustainable design and construction, who demonstrates a concern for the earth and its inhabitants through practice and expertise.

CONTRACTOR RAPTOR CONSTRUCTION
KEYSTONE
DESCRIPTION
This ?ve-bedroom, seven-bath home, set in the golf course community of Keystone Ranch, is a complete remodel of an existing home. Mike Hurley and Tim Scanlan, owners of Raptor Construction, gutted the home down to the studs, then designed an addition and completely overhauled the entire home, bringing in everything from new electrical and heating systems to siding, extensive exterior stone veneer and windows, drywall, ?ooring and interior trim.
Now the two-story walkout home carries a rustic mountain feel on the exterior, with a re?ned, upscale interior. A grand slate stairway with wood nosing and a wrought-iron railing extends from the upper ?oors to the walkout level of the home. On the upper level, a loft-style of?ce is ?nished with wood paneling and features an arched wrought-iron railing overlooking the great room, and a 14-foot bookcase with a rolling ladder. A ?agstone entry in the foyer leads to the main level, where stone-wrapped columns and beams lend weight to the rooms. The aged patina of barn wood on pantry doors and walls adds a layer of visual interest.
In the kitchen, hand-scraped, wide-plank hickory hardwood ?ooring blends seamlessly with custom alder cabinetry. The room features GE Monogram appliances, slab granite countertops, and a chiseled granite farmhouse sink and stone backsplash. In the master bedroom, French doors open onto a view of the nearby Gore Range. A curved staircase leads to the lower level, complete with an entertainment center, wet bar, oversized mini-master suite, and bunkroom for the grandkids, along with an exit to the nearby hot tub. The end result of this extensive remodel is a luxurious home perfectly suited for its mountain environment.

FLOOR PLAN AND HOME SIZE TRENDS
KEEPING UP WITH THE JONESES DOESN’T HAVE TO MEAN ADDING SQUARE FOOTAGE AND SPECIALTY ROOMS. Sustainable building practices and the state of the economy have all factored into smart space planning in the 2011 Parade of Homes. You’ll ?nd something here for everyone. Square footage for this year’s entrants ranges from fewer than 1,200 square feet in the multi-family residences to luxury homes with more than 10,000 square feet. But the common trend is livability. Each home features common gathering spaces for friends and family complemented by private quiet spaces.
With an average of four bedrooms and three-and-a-half bathrooms, the well-appointed residences feature stylish bathrooms, ?replaces, sitting areas and outdoor living spaces. Most of the homes feature multiple decks, terraces, patios and covered porches that include ?re pits, ?replaces, outdoor kitchens, hot tubs, comfortable furniture, mood lighting and other amenities that used to be found only indoors. And for times when the weather is not conducive to enjoying these outdoor living areas, the homes bring the outdoors in with expansive windows and natural materials.
Single-function home theaters have been replaced by multi-functional game rooms that include large-screen TV and surround-sound systems, as well as pool tables, kitchens and other features that encourage guest interaction.

08 BUILDER FAZENDIN BROTHERS, INC.
DESCRIPTION
Nestled in a valley on ?ve acres on the outskirts of the historic mining town of Montezuma, this custom home was designed and built by Allan Fazendin as his personal home. The dwelling was designed to take full advantage of the natural features of the site and the Snake River, located just a few feet away.

Just inside, a curved log beam (recovered from a tree cut to clear the homesite) arches over the entryway and frames the great room. Enormous log trusses constructed of native beetle-kill lodgepole pine, a dramatic stone ?replace, and cornerless glass windows bring the outdoors into the great room. The adjoining kitchen is framed by glass walls that extend eight feet above the countertops to the ceiling, taking full advantage of views to the mountain and the Snake River below. Large south- and east-facing windows in the great room, kitchen and bay-shaped dining room offer dramatic views and the bene?ts of passive-solar heat.
The exceptional ?nishes and craftsmanship on display throughout the home, including custom cabinets, granite countertops, natural stone and quarter-sawn red oak ?ooring, antique leaded-glass panes, and many other unique features and details, are characteristic of the quality and creativity found in all Fazendin Brothers’ custom homes.

KITCHEN TRENDS
WHAT ARE THE LATEST TRENDS IN KITCHEN DESIGN? As you venture through the 2011 Parade of Homes, the kitchens will undoubtedly catch your eye. Whether these spaces are contemporary or traditional, high-country kitchens have a tendency to be strong and solid, just like the environment that surrounds us.
Materials that will stand the test of time are in high demand. Honed and leathered textures for countertops add a harmonious accent to the overall composition. Darker woods and stains lend a masculine appeal to the space. Cool and warm colors are being paired together to create an earthy comfort zone. And just as nature offers many textures, today’s kitchen can offer a variety of work surfaces and cabinet ?nishes within the same space. Current lighting techniques bring these surfaces to life while creating an environment that enables homeowners to work comfortably and relax with friends and family.
Today’s builders and remodelers, in partnership with homeowners, are making conscious decisions to bring more sustainable materials into the kitchen. Recycled as well as renewable materials are establishing themselves as standard products in the kitchen. From the selection of energy ef?cient appliances and sustainable surfaces available to the structural components of cabinetry, “green” dominates.

DESCRIPTION
Situated high atop a ridge overlooking the Breckenridge Golf Club, with endless views of the Ten Mile Range, this spectacular custom home was designed to take full advantage of its dramatic 2.2-acre site. Discerning visitors will immediately recognize how well the architecture ?ts the setting. Architect Michael
F. Gallagher worked closely with the owners to design a home that feels level and accessible on the steep lot. The open ?oor plan of the ENERGY STAR™-rated home highlights views of the Ten Mile Range, Peak 8 and the top of the Imperial Lift at Breckenridge Ski Resort.
Maximizing the home’s southern exposure, the architect designed a 350-square-foot outdoor living room that the owners plan to use all year long. A ?re pit and overhead heating provide warmth and a state-of-the-art barbecue grill is built into the stone retaining wall. The room is covered, while the adjacent hot tub was left open to the sky for stargazing.
The “Next Generation” great room concept spans three levels, encompassing the living room, kitchen, dining, family and game rooms, all the way up to a third-level loft. A built-in sound system and home theater are enhanced by Acoustiblock soundproofing, which prevents sound from traveling among levels. 14 CONTRACTOR COLORADO BUILDING COMPANY
DESCRIPTION
There are many beautiful homes in Summit County, and there are also many dated homes that occupy beautiful lots. This residence was the latter. Facing directly west with unobstructed views of the Ten Mile range, this lot epitomizes the term “million dollar view.” The house, however, was a different story. Built in the early 1980s, the home was dated, in poor shape, and worst of all, the window orientation did not accommodate the sun or the incredible views. The homeowners didn’t want to tear the house down, but an update was crucial. They sought the help of Trilogy Partners, who brought in architect Michael Shult to redesign the existing home to take advantage of the sun and views. To achieve this goal, Colorado Building Company removed and rebuilt the entire west and south sides of the home. Walls, windows, decks, siding, roo?ng, ?ooring, lighting, staircases and railing systems were added for a thorough transformation, proving that an effective collaboration can enable a homeowner’s old home to become their new dream home.

19 CONTRACTOR DECKER CUSTOM HOMES, INC.
DESCRIPTION
Set on a two-acre lot—a rarity in Breckenridge— the home at 388 Miners View Road is a nod toward a historic farmhouse. The clients worked with Greg Decker of Decker Custom Homes and Suzanne Allen-Guerra of Allen-Guerra Design-Build to create a home that is a true re?ection of their wishes. This fully custom home is energy-ef?cient and features high-quality custom cabinetry, ?ooring, and the integration of a variety of built-in antique pieces.
The roof has an array of solar panels that is nearly hidden from view by the home’s orientation and the pitch of the roof, and solar hot water heating augments the home’s hot water tank. The property is ENERGY STAR™ certi?ed, lending credence to Decker’s belief that it is possible to build a large yet energy-ef?cient residence.
Inside, the majority of the ?ooring is hand-scraped hickory. The center stairway is ?nished in panelized wood and spans four ?ights. An upper bedroom and of?ce space features a ?replace and rustic hickory ?oor treatment. The home offers a number of indoor and outdoor ?replaces, including a pellet stove in the lower level family room that warms the space with ambient heat. Antique pieces include ?replace surrounds, doors and an aged sink, each of which required custom work to incorporate. Cutting Edge Woodworking provided custom cabinetry in the kitchen and throughout the house. Solid granite tops the counters, while the island features a leathered granite surface—a subtle twist on the look of classic granite.
